Frequently Asked Questions

Everything you need to know about buying, selling, renting, and working with Ottawa Ideal Homes — plus how to get the most out of HAI and our other tools.

Buying a Home

How do I start the home buying process with Ottawa Ideal Homes?

Book a free consultation or just start chatting with HAI — either way, we will talk through your budget, must-haves, and timeline, set you up with a personalized property search, and move to showings once you are ready.

Do I need a mortgage pre-approval before I start looking at homes?

Not to start browsing, but yes before making an offer. A pre-approval tells you (and sellers) what you can realistically afford, locks in a rate for a set period, and makes your offer far more competitive. Our free mortgage consultation and the mortgage calculator are both good starting points.

How much do I need for a down payment in Canada?

As a general rule: 5% on the first $500,000 of the purchase price, 10% on the portion between $500,000 and $1.5 million, and 20%+ above $1.5 million or for properties that will not be your primary residence. Purchases with less than 20% down typically require mortgage default insurance. Book a free consultation for numbers specific to your situation.

How long does it typically take to buy a home?

Once you find the right property, 6 to 10 weeks from accepted offer to closing day is common. The search itself varies a lot — anywhere from a few weeks to several months depending on your criteria and what is available.

What is a home inspection, and do I need one?

A professional assessment of a property's condition — structural, electrical, plumbing, roofing, and more — usually done after your offer is accepted but before it becomes firm. We strongly recommend one on resale homes; it is your best protection against costly surprises after closing.

Can I browse listings before talking to an agent?

Yes — property search and HAI are open to everyone, no sign-up required for active listings. When you are ready to see a home in person or put together an offer, that is where working directly with Narges matters most.

Selling a Home

How do you determine my home's listing price?

We combine recent comparable sales in your immediate area, current market conditions, and your property's specific condition and features — the same process behind our free Home Evaluation tool, refined further with an in-person walkthrough.

How long will it take to sell my home?

It depends heavily on price, condition, and current market conditions. Well-priced homes in good condition in the Ottawa area often see offers within days to a few weeks; unique or higher-priced properties can take longer. We will give you a realistic, property-specific estimate.

What is the process for selling my home?

Broadly: pricing strategy, prep and staging guidance, professional photography and marketing, showings, offer review and negotiation, conditions such as financing or inspection, then closing. We walk you through every step along the way.

Do I need to make repairs or stage my home before listing?

Not always, but strategic prep can meaningfully affect both price and days on market. We will walk your home with you and point out what is actually worth doing versus what will not move the needle.

Can I get an estimate of my home's value without committing to sell?

Yes — our free Home Evaluation tool gives you an AI-assisted, comparable-sales-based estimate in minutes, no obligation. For a more precise number ahead of an actual listing, we are happy to do an in-person walkthrough too.

Renting: Tenants & Landlords

Do you help with rentals, or only buying and selling?

Both. We help tenants find the right rental and help landlords find and screen reliable tenants.

How do I search rental listings on your site?

The same property search tool used for sale listings — filter by area, price, and beds/baths, and use the map view to browse rentals near a specific address or neighbourhood.

As a landlord, how do you help me find a tenant?

From setting market-appropriate rent to screening applicants and handling the paperwork — the goal is a reliable tenant and minimal vacancy time.

Commercial Real Estate

Do you handle commercial leasing and sales?

Yes — site selection, lease negotiation (net vs. gross, escalations, renewal options), and sales or repositioning of commercial property.

I already own a commercial property. Can you help me sell or re-lease it?

Yes, including valuation and finding the right buyer or tenant.

Working With Narges & Royal LePage

Who is Narges Shahsavarani?

A REALTOR® with Royal LePage Team Realty, Brokerage, serving Ottawa, Kanata, Nepean, Barrhaven, Orleans, and Gatineau. Meet Narges for her full background.

What areas do you serve?

Ottawa, Kanata, Nepean, Barrhaven, Orleans, and Gatineau.

Is the free consultation really free, with no obligation?

Yes. Choose your topic — buying, selling, renting, commercial, valuation, mortgage, or renovation — and book a time that works for you. No cost, no pressure.

How do I get in touch outside of a scheduled consultation?

Call or text (613) 263 4943, message on WhatsApp, email narges@ottawaidealhomes.ca, use the live chat bubble in the bottom-right corner of any page, or fill out the contact form.

What are your office hours?

Monday to Friday, 8am to 5pm, at 1723 Carling Avenue, Ottawa. HAI and our online tools are available anytime, and live chat shows whether Narges is online in real time.

HAI, Property Search & Our Website Tools

What is HAI?

HAI is our built-in AI real estate assistant, available anytime on this site. Ask about buying, selling, market trends, specific listings, mortgage guidance, or renovation ROI — it can search live listings, pull comparable market data, and even open the Home Evaluation tool for you mid-conversation.

Is HAI's advice something I can rely on instead of talking to Narges?

HAI gives general, AI-generated guidance — genuinely useful for research and getting oriented, but it is not professional real estate, legal, or financial advice. For anything specific to your situation, always loop in Narges.

How accurate is the free Home Evaluation?

It is an AI-assisted estimate grounded in real, currently active comparable listings and market data — a strong starting point, not a formal appraisal. For a precise number ahead of listing, we will do an in-person walkthrough.

Why do I need to confirm my email before seeing my Home Evaluation result?

To protect your privacy (and the current owner's, if it is not your own home) we email a confirmation link before showing the estimate. Click it and the number unlocks immediately.

Can I see sold or closed prices for comparable homes?

Yes, through VOW sold-data access. Local real estate board rules require sold-price data to sit behind a free, password-protected account — register once and you will have ongoing access.

Can I get a PDF summary of my HAI conversation?

Yes — at the end of a conversation, click "Get a Report of This Conversation (PDF)," enter your name and email, and we will email you a link to download it.

How does the map and near-address search work?

On property search or in HAI, toggle map view and type an address, street, or neighbourhood into the search box to see listings within a chosen radius.

Is the mortgage calculator accurate?

The mortgage calculator gives a solid estimate using standard Canadian mortgage math (semi-annual compounding, CMHC insurance where applicable). For a real pre-approval number tailored to your finances, connect with Narges. Calculations run entirely in your browser — nothing is sent to us or stored.

What happens when I click the Narges bubble to start a live chat?

You will be asked for your name, email, and a quick message. Narges is notified immediately, and if she is online you will often get a reply in real time; if not, she will follow up as soon as she is back.

Fees, Financing & Closing Costs

How does REALTOR® commission work?

Commission is negotiable and set out in writing with your brokerage before any services begin. It is typically paid by the seller at closing and shared between the listing brokerage and the buyer's brokerage. Exact rates vary by transaction — ask Narges for specifics before listing.

What closing costs should buyers budget for?

Generally: legal fees, provincial land transfer tax, title insurance, a home inspection, and, if applicable, a mortgage default insurance premium. Ottawa does not add a separate municipal land transfer tax on top of Ontario's provincial one.

What closing costs should sellers budget for?

Generally: REALTOR® commission plus HST, legal fees, a mortgage discharge fee if applicable, and any agreed-upon closing adjustments.

This is all general information. Where do I get numbers specific to my situation?

Every transaction is different — book a free consultation and we will walk through the real numbers for your specific purchase or sale.
