Sign the Buyer Representation Agreement
An exclusive Buyer Representation Agreement with Royal LePage Team Realty naming Narges, with the Ideal Buyer Program schedule attached. The schedule must be signed before any offer is submitted on the home you buy.
Close, then receive the credit
Narges pays the $2,000 closing credit personally within 30 days of closing or of receiving her commission share, whichever is later, by cheque or e-transfer.
The closing credit
What the $2,000 is, in plain words.
$2,000
Paid after closing · Funded by Narges personally
When you buy a home with Narges as your buyer’s representative under an exclusive Buyer Representation Agreement, Narges pays you a flat $2,000 CAD closing credit from her own share of the commission. It is sized for the costs that land in the last two weeks of a purchase: land transfer tax, legal fees, title insurance, moving. Royal LePage Team Realty has approved the program in writing but does not pay the credit, and neither does the seller.
- The program schedule is signed with your Buyer Representation Agreement, before any offer.
- Paid within 30 days after the later of your closing date and the date Narges receives her commission.
- Applies only when the brokerage receives the full buyer-side commission, at or above the program minimum.
- Conditional on your lender permitting it; you disclose it to your lender before the mortgage is finalized.
- Private sales, no-commission assignments and homes listed by Narges are excluded. Not combinable with other offers.
- The promise is made in the signed schedule, not in an ad or on this page. If they ever differ, your schedule governs.
Common questions
Asked at almost every signing.
Who qualifies?
Buyers who sign an exclusive Buyer Representation Agreement with Royal LePage Team Realty naming Narges Shahsavarani as their designated representative, with the Ideal Buyer Program schedule signed before any offer is submitted, and whose purchase closes during the term of the agreement with Narges acting as their buyer’s representative throughout. The brokerage must receive the full buyer-side commission on the purchase, at or above the program minimum. One credit is paid per purchase. The program is for residential property in Ontario and is intended for buyers in Ottawa and the surrounding area.
When is the credit paid?
Within 30 days after the later of your closing date and the date Narges receives her commission from the brokerage, by cheque or Interac e-transfer to the buyer named in the agreement. The credit has no cash value before closing and cannot be advanced, assigned, or applied to your deposit or down payment.
Who pays it?
Narges Shahsavarani pays it personally, from her share of the commission on your purchase. Royal LePage Team Realty has reviewed and approved the program in writing, but the brokerage does not pay the credit, and neither does the seller. A copy of your signed schedule and proof of payment go into the brokerage’s trade file.
Does it change my mortgage or the purchase price?
No. The purchase price in your Agreement of Purchase and Sale is unchanged, and the credit is not a term of that agreement. Some lenders treat a credit like this as a reduction of the purchase price, which can change the mortgage amount they approve, especially on insured mortgages. For that reason the credit is conditional on your lender permitting it, and you are responsible for telling your lender or mortgage broker about it before your mortgage is finalized. Narges gives you a one-page lender disclosure note to hand over when you sign the schedule.
What if my lender does not permit it?
Then the credit is not paid. Your Buyer Representation Agreement and Narges’s services continue unchanged.
Which purchases are excluded?
Private sales and any purchase where the brokerage receives no commission; assignment purchases where no commission is paid to the brokerage; properties listed for sale by Narges or where she is the listing representative; any purchase where the commission received by the brokerage is below the program minimum; and any purchase where the agreement is ended, or the schedule withdrawn, before closing. The full list is on the terms page.
Can I combine it with another offer?
No. The Ideal Buyer Program cannot be combined with any other credit, rebate, discount or promotion offered by Narges or the brokerage. If you are eligible for more than one, you choose one.
Is the credit taxable?
For most buyers purchasing a home to live in, a credit like this is not taxable income. If you are buying as an investment, or you are not sure, ask your own accountant. Neither Narges nor the brokerage gives tax advice.
