Your Listing's First Impression Is a Photo

Most buyers decide whether to book a showing based on photos alone — strong photography and a wide marketing push are what get your home in front of the right buyers in its first, most critical week.

GOOD TO KNOW

Common Questions

Does my listing really need professional photos?
Yes — for most buyers, photos are the very first impression of your home, often decided in seconds before they ever consider booking a showing. It's consistently one of the highest-value pieces of a listing's marketing.
Do I need drone photos for my listing?
Not every property benefits from aerial shots, but a larger lot, waterfront, or acreage often does. When drone footage is used commercially, the pilot is legally required to hold a Transport Canada drone pilot certificate — worth confirming with whoever is shooting your listing.

Where does my listing's marketing actually show up?
Beyond MLS® and REALTOR.ca syndication, CREA publishes its own guidance on what makes listing marketing effective.

Should I stage my home before the photos are taken?
Always before — see our Home Staging Tips page for a full room-by-room guide to getting your home ready before the photographer arrives.
