Leaving It the Way You'd Want to Receive It

The buyer's final walkthrough confirms your home's condition matches the agreement — here's everything to handle between a firm sale and handing over the keys.

THE TIMELINE

From Firm Sale to Handing Over the Keys

1

As soon as the sale is firm

Send the agreement to your lawyer, request a mortgage discharge statement, and book movers early — especially for a month-end closing.

2

Three to four weeks out

Complete every repair you agreed to, start your change of address list, and arrange utility final readings for the closing date.

3

The final week

Gather every key and remote, confirm exactly which chattels stay, and arrange a post-move cleaning if you're not doing it yourself.

4

Moving day

Leave the home broom-clean, read and photograph the utility meters, and deliver all keys to your lawyer's office.

No garbage, debris, or leftover belongings in any closet, cupboard, crawl space, shed, or garage rafter.

Keys, Remotes & Manuals Ready

GOOD TO KNOW

Common Questions

What exactly does the buyer's final walkthrough check for?
That the home's condition matches the agreement — any repairs you agreed to are done, the included chattels are present and working, and anything excluded from the sale is gone.
What happens if something isn't ready at the final walkthrough?
It can delay closing or lead to a holdback of funds until the issue is resolved — far easier to avoid entirely by finishing everything in the final week rather than the morning of.
Do I need to professionally clean before I leave?
Not required — broom-clean is the standard expectation. A professional clean is a nice touch for the buyer, but not an obligation under most agreements.
What happens with my mortgage discharge and closing costs financially?
See our Selling Costs & Commissions page for the full breakdown of discharge fees, prepayment penalties, and everything else that comes out of your sale price.
