Your net proceeds are what actually lands in your account after your mortgage payout and selling costs come out — estimate yours in under a minute with our free calculator.

HOW IT'S CALCULATED

Getting From Sale Price to Net Proceeds

1

Start with a realistic sale price

A proper comparative market analysis, not a rough guess — ask HAI or Narges for a free home evaluation if you don't have one yet.

2

Get your mortgage payout figure

Call your lender for an exact payout statement, including any discharge fee or prepayment penalty that applies as of your target closing date.

3

Factor in commission and HST

Commission is negotiable and set out in your listing agreement — remember HST applies on top of the commission amount itself.

4

Add legal fees and any other costs

Your lawyer's fee, plus anything else you're budgeting for — repairs, staging, or moving costs you want to account for up front.

WHAT YOU'LL NEED

Four Numbers to Get a Real Estimate

Estimated Sale Price

A realistic number grounded in a real comparative market analysis, not a per-square-foot guess.

Mortgage Payout

Your lender's exact payout figure, including any discharge fee or prepayment penalty for your specific closing date.

Commission Rate

The rate you've agreed to (or expect to negotiate) with your listing brokerage — HST is added on top automatically.

Legal & Other Costs

Your lawyer's fee, plus anything else you want to budget for up front, like repairs or moving costs.

GOOD TO KNOW

Common Questions

How accurate is this calculator?
It's a solid planning estimate, not a final number — your actual net proceeds depend on your real mortgage payout, negotiated commission rate, and final legal fee quote at closing. Ask HAI or Narges for help refining it to your specific situation.
Where do I get my exact mortgage payout figure?
Call your mortgage lender directly and request a payout statement for your target closing date — it will include your remaining balance, any discharge fee, and any prepayment penalty that applies.
I don't know my exact commission rate yet — what should I use?
Use a reasonable placeholder like 4–5% combined to get a ballpark, then update it once you've agreed on a rate with your brokerage. It's negotiable and set out in your listing agreement, never fixed by law.
Does this include tax on the sale?
Most homeowners selling their principal residence pay no capital gains tax at all, so it's not included here as a deduction. See our Selling Costs & Commissions page for the full breakdown of what does and doesn't get taxed.
