What a Buyer's Agent Actually Does for You

A REALTOR® represents your interests, not the seller's — access to listings, pricing insight, and negotiation, typically at no direct cost to you.

WHAT THEY ACTUALLY DO

A Buyer's Agent, Start to Finish

1

Help you get pre-approved and set a real budget

A good agent connects you with a trusted lender or broker early, so you're searching with a real number instead of a guess.

2

Find and filter listings that actually fit

Beyond what's publicly searchable, an agent brings pricing insight, comparable sales, and local knowledge that shapes what's actually worth touring.

3

Guide you through offers and negotiation

Price, conditions, deposit, and closing date all matter — your agent reads the whole picture and negotiates terms that protect you, not just chase the lowest price.

4

Coordinate inspections, financing, and closing

From booking a home inspection to keeping financing and legal deadlines on track, your agent manages the moving pieces so nothing slips.

WHY REPRESENTATION MATTERS

What You Get With Your Own Agent

Undivided Loyalty

A buyer's agent owes fiduciary duty to you — the seller's agent (or a dual agent) does not, and can't fully advocate for your interests.

Local Market Knowledge

Real, current pricing insight on specific Ottawa streets and buildings — not just what's listed, but what things are actually selling for.

Negotiation on Your Behalf

An experienced agent knows what levers matter in a given market — price isn't the only thing on the table.

No Direct Cost, Typically

In most transactions, the seller pays the commission split between both agents — working with your own agent typically costs you nothing extra.

GOOD TO KNOW

Common Questions

Do I have to pay my REALTOR® directly?
In most resale transactions, no — the seller's listing agreement typically includes payment to the buyer's agent, split from the total commission. Ask your agent to confirm how it works on a specific listing.
What's the difference between a REALTOR® and a real estate agent?
REALTOR® is a registered trademark for real estate professionals who are members of the Canadian Real Estate Association (CREA) and their local board, bound by a code of ethics — not every licensed agent is a REALTOR®.
Can I work with more than one agent at a time?
Most buyers sign a buyer representation agreement with a single agent, which formalizes the relationship and the agent's obligations to you. Ask your agent to walk you through what it covers before signing.
How do I confirm my agent is properly registered?
Every real estate salesperson and brokerage in Ontario must be registered with RECO — you can look anyone up before signing anything.
